


(i) The layout plan only represents the artist's impression of the Development and/or the Phase and its surrounding environment. It is not drawn to scale and may have been edited, processed and simplified with computerized imaging techniques, and is for reference only. The layout plan is not intended for showing any view, facilities and environment of the Development and/or the Phase. The layout plan shows the layout of the Development and/or the Phase from a bird-eye view. The boundary and extent of different parts of the Development and/or the Phase at different levels may be different from as shown in the layout plan. The floor plan of residential units in the layout plan is only applicable to 38/F of Tower 1 (1A & 1B) and may not be applicable to other towers or floors. The other parts and facilities of the Development and/or the Phase shown are made with reference to the layout on Upper Podium Floor of the Phase. The colour, material, fittings, finishes, appliances, decorations, plants, landscape and other objects (if any) shown on the layout plan and floor plan are not standard handover provisions, which may not appear in the actual Development and/or the Phase. The provision of fittings, finishes and appliances shall be subject to the terms of the agreement for sale and purchase. The layout plan and floor plan do not constitute and shall not be construed as constituting any express or implied contractual term, offer, representation, undertaking or warranty in respect of the Development and/or the Phase or any part thereof (whether related to view or not). (ii) The area shown on the layout plan is the saleable area of the residential property in square feet. It is converted from the areas in square metre at a rate of 1 square metre = 10.764 square feet and rounded to the nearest whole square foot, which may be slightly different from the area shown in square metre. The saleable area of residential property and the floor area of balcony, utility platform or verandah (if any) forming part of the residential property are calculated in accordance with section 8 of the Residential Properties (First-hand Sales) Ordinance. (iii) The Vendor reserves the right to alter the building plans or other plans of the Development and/or the Phase from time to time. The design of the Development and/or the Phase shall be subject to the final approval by the relevant Government authorities. For details such as the floor plans and dimensions of the residential properties in the Phase, please refer to the sales brochure. The Vendor advises prospective purchasers to refer to the sales brochure for any information on the Development and/or the Phase. (iv) The residential floors of Tower 1 (1A & 1B) are 8/F to 42/F, with 13/F, 14/F, 24/F and 34/F omitted.
